Oak Bay Masonry Transformation

Full Exterior Masonry Overhaul Built for Lasting Impact
Timeline

Jan '20 - Feb '22

Location

Oak Bay, BC

Client

Homeowner

Located in a prominent Victoria neighbourhood, this project was a comprehensive exterior transformation that replaced the dated stucco finish with high-quality natural stone cladding. What began as a modernization effort evolved into a full rebuild, requiring new stonework to be integrated with the home’s existing structure.

The project demanded a sophisticated approach to site management and material selection. By replacing the original exterior with Rocky Mountain granite and custom limestone detailing, we built a resilient envelope that can stand up to the coastal climate.

Objectives

  • Structural Improvements: Completing essential upgrades as part of the exterior envelope rebuild.
  • Exterior Modernization: Executing a total masonry overhaul to replace the original stucco with a high-end natural stone finish.
  • Technical Precision: Delivering a refined finish through the installation of premium materials and intricate stone detailing.

Unique Challenges

Manual Site Logistics

Due to the property’s pie-shaped layout and limited access, heavy machinery could not be used. All demolition was completed by hand, and hundreds of tonnes of material had to be manually staged and carried up and down the sloped terrain.

Residential Site Management

As the clients remained in their residence throughout the project, our team prioritized a low-impact work environment. We maintained a clean, organized site and implemented strict protocols to manage noise and dust, ensuring minimal disruption to the homeowners and the neighbouring properties.

Technical Scope of Work

The Island Road transformation combined heavy structural work with artisanal fabrication to elevate both the home’s performance and its visual appeal.

Key Masonry Measures

  • Granite Cladding: Installation of Rocky Mountain granite to provide a natural texture to the primary exterior.
  • Custom Detailing: Custom fabrication and installation of stone jambs, sills, and headers for all window and door openings, creating a cohesive architectural appearance.
  • Hardscaping: Utilization of Indonesian dolomitic limestone for all capping and flatwork for a unique transition between the home and the garden.

Collaboration

Managing a project with such limited access necessitated close collaboration with the general contractor and engineering teams. We worked with:

  • Coast Prestige Homes (General Contractor) to ensure a seamless rebuild process.
  • Herold and Skyline Engineering for the structural oversight of the new masonry load.
  • Adera Natural Stone for integrated project support and material supply.

Transformation

Before

  • A dated pink stucco exterior requiring significant structural updates and a modern design direction.
